It usually starts with one shelf. Then the spare room fills up, the wardrobe goes, and the shipping boxes begin to block the hallway. If you run an online store from a Dubai flat, the moment stock outgrows the space is a good problem, because it means the store is selling. The expensive mistake is solving it in a hurry: renting far more space than the stock needs, or too little, and moving everything twice.
In short: if you are looking at self storage in Dubai for stock, measure your stock first, choose the smallest unit that holds it with room to reach every box, and check the rental terms (minimum period, climate control, how goods are recorded) before you compare prices.
Choose and Move, a Dubai moving company, also rents private lockable storage units in nine sizes, so its table is a handy way to see how sizes and prices step up. The method works the same way with any provider you shortlist.
Who needs self storage for stock, and who does not?
Self storage fits a store whose stock is bigger than its home or office, but whose order volume is still small enough that you pack and send parcels yourself. Typical signs:
- Boxes of stock are stacked where you sleep, work or walk.
- You are buying in larger batches to get a better unit price, and the batches have nowhere to go.
- Seasonal lines (winter jackets, gift sets, festive packaging) sit idle for months and then sell out in weeks.
- You want a place for documents and old records without a filing room.
It is the wrong tool if you need someone else to pick, pack and ship every order. A storage unit holds goods; it does not run your fulfilment. This guide also does not assume the provider offers any shipping service. If you are weighing outside shipping help, read how to choose a shipping carrier next.
Self storage is also a stop-gap you should plan to outgrow. Once you are shipping many orders a day, the wider set-up (a larger warehouse, outsourced fulfilment) is a bigger decision, covered in the ecommerce operations guide.
How do you measure stock before picking a size?
Browsing sizes first is how people over-rent. Measure what you have, then match it.
- Count your cartons, not your products. Storage is filled with boxes. Count the outer cartons you actually keep, and note any odd items (a roll of fabric, a mannequin, a pallet) separately.
- Measure one carton of each type. Write down length, width and height. Many stores have two or three carton sizes; you only need each type once.
- Work out how high you can stack. Heavy cartons at the bottom, light ones on top. Do not plan a stack so tall that you must unstack it to reach one product. A realistic stack height depends on what is in the boxes, so test it at home.
- Draw the floor. Sketch the floor as a rectangle and place the stacks on it. Leave a clear walkway so you can reach every line without moving others.
- Add growth. Ask what you will buy in the next two or three months. If a reorder is coming, plan for it now.
Illustrative example, not a recommendation: 120 cartons of 50 x 40 x 40 cm, stacked four high, make 30 stacks. At 0.2 m2 each that is 6 m2 of floor, about 65 sq ft. Add roughly a third for an aisle and the plan needs about 85 sq ft of floor. The 80 sq ft unit (236 x 288 cm) is slightly short, so you would ask about the 100 sq ft unit (341 x 273 cm). Treat the household descriptions in the table as a scale hint only; your carton plan decides.
What do the nine self storage unit sizes in Dubai fit?
Choose and Move lists nine sizes, from 16 to 200 sq ft. The table gives the monthly price (per month, excluding VAT) and the company's own description of what each size suits. These are the provider's descriptions of typical use, not a promise that your particular stock will fit, so always compare against your own measurements.
| Unit size | Price (per month, excl. VAT) | What the provider says it suits |
|---|---|---|
| 16 sq ft | AED 300 | Boxes, seasonal items, documents |
| 25 sq ft | AED 450 | Not described by the provider; ask what fits |
| 30 sq ft | AED 550 | Not described by the provider; ask what fits |
| 50 sq ft | AED 750 | Contents of a studio or one-bedroom home |
| 70 sq ft | AED 950 | Not described by the provider; ask what fits |
| 80 sq ft | AED 1,150 | Contents of a two-bedroom home, or large appliances |
| 100 sq ft | AED 1,400 | A two to three bedroom household |
| 150 sq ft | AED 2,100 | A three to four bedroom home or office |
| 200 sq ft | AED 2,800 | Large homes, a villa, or business stock |
Reading the table as a store owner, a few points stand out:
- The 16 sq ft unit is the lowest price on the list. Boxes, seasonal items and documents are in its description.
- Between 25 and 70 sq ft the table has four sizes. When you are between two of them, ask how much extra floor the next size really gives before you commit.
- The top size explicitly mentions business stock. The 200 sq ft unit is described for large homes, a villa or business stock, so if you hold a large volume of stock, this is the size to ask about, and to check against your own measurements.
Prices are excluding VAT, so the amount you pay will be higher once VAT is added. The UAE Federal Tax Authority publishes the current rules on value added tax; if your business is VAT-registered, ask your accountant how VAT on storage is handled in your books.
Real dimensions for four of the sizes
Square feet say nothing about ceiling height or shape. Choose and Move gives the dimensions of four sizes, in centimetres:
| Unit size | Dimensions (cm) |
|---|---|
| 50 sq ft | 170 x 277 x 300 |
| 80 sq ft | 236 x 288 x 293 |
| 100 sq ft | 341 x 273 x 300 |
| 150 sq ft | 242 x 577 x 300 |
The 150 sq ft unit is a long rectangle (242 x 577 cm), so plan the aisle along its length; the 100 sq ft unit (341 x 273 cm) is squarer. The sources list three figures per unit without labels, so ask the provider which is the height, because it limits how high you can stack. For the other five sizes, ask the provider for exact dimensions before you decide; do not assume a pattern from the four above.
What should you check besides size and price?
Two units of the same size can be very different rentals. For stock, these points matter most:
Climate control. Heat, humidity and dust can damage paper and packaging. Choose and Move describes its units as climate-controlled, against heat, humidity and dust. If you store anything sensitive, ask what that means in practice: the temperature range, whether it applies to every unit, and what happens when the power fails. For paper records and documents, the US National Archives describes how storage and housing protect records against fluctuating environmental conditions in its guidance on storage and handling.
Private, lockable units. The units are described as private and lockable. Ask who holds the keys or lock, and what the procedure is if you lose them.
Security and records. The warehouse is described as CCTV-monitored, and goods are recorded with a piece count and packing list on arrival. For a store, that arrival record matters: it is your baseline. Keep your own copy of the packing list, and check the piece count when you drop off. This is a description of how goods are logged, not a promise about loss or damage, so ask separately what the provider's terms say if something goes wrong.
Minimum rental. The listed minimum is 15 days. That is useful to know for a seasonal line or short overflow; ask which rental terms are available after the minimum and whether the monthly price is pro-rated.
Terms for businesses. Business storage (office furniture and equipment during a fit-out, document archiving, stock) is offered on weekly, monthly or annual terms. Ask which term the quoted monthly price applies to; do not assume it carries over to other terms.
Access. The provider asks you to contact them in advance so the unit is ready. For a store that needs to collect stock for a promotion, that means planning pick-ups, not turning up on impulse. Ask how much notice is needed and confirm the access days and hours in writing, since this guide does not state them.
How do you decide between two sizes?
Use this short checklist when your measurements land between two units.
- Does the floor sketch leave an aisle? If not, go up a size.
- Is a large reorder already on its way? If a big delivery is due, size for the delivery, not for today.
- Is the price gap smaller than the cost of one move? Moving stock between units costs time, packing material and possibly transport. A modest monthly saving can vanish if you outgrow the unit quickly.
- Is this temporary? If this is temporary, ask whether a short rental of a larger unit is possible.
- Do you also need to move the stock in? Choose and Move says its own team packs, collects, stores and delivers goods back, so ask whether that applies to your quantity and how it is quoted.
A simple plan for the first month
- Measure and sketch as above, and write down the carton count.
- Ask for the unit's exact dimensions, the monthly price, and the term it applies to, all in writing.
- Check the climate-control description and the arrival record procedure.
- Move stock in with a labelled list, and keep a copy yourself.
- Review after the first month: did you use the whole unit, or was a large part of it empty? If so, ask whether you can step down to a smaller unit.
Frequently asked questions
How much does self storage cost in Dubai?
It depends on the provider and the size. In the example used here, prices run from AED 300 per month (excl. VAT) for 16 sq ft up to AED 2,800 per month (excl. VAT) for 200 sq ft. Other providers will differ, so compare like for like: the same size, the same term, with VAT shown separately.
Is climate-controlled storage worth it for an online store?
If your stock includes paper, fabric, cosmetics, electronics or anything sensitive to heat and humidity, probably yes. For tough items such as hardware in sealed cartons, it matters less. Either way, ask the provider what the control covers.
What is the minimum rental period?
In this example it is 15 days. Other providers may set a month or more, so check before you sign.
Can I be sure my stock will fit a unit of the stated size?
No. Fit descriptions are general guides to typical use. Only your own measurements, a floor sketch and the unit's exact dimensions can tell you. If you are close to the limit, take the next size or ask to see the unit.
What are the risks of storing stock away from home?
You lose instant access, because you must plan pick-ups in advance. You also depend on the provider's records and handling. Reduce the risk by keeping your own packing list, photographing your cartons before they go in, checking the piece count on arrival, and asking in writing what the terms say about loss or damage.
